A business facility (Betriebsanlage) is any installation used for operating a trade. This includes commercial premises, workshops, warehouses, restaurants, and much more. Whether you need a permit depends on various factors: type of business, size, location, operating hours, and potential disturbances (noise, odor). Duration varies depending on your business complexity. Simple cases without neighbor participation: 4-8 weeks. Complex facilities with neighbor notification: 3-6 months. Fees depend on administrative effort. Simplified procedure: approx. 100-300 euros. Normal procedure with expert reports: 500-2000 euros. Large or complex facilities: 2000-5000 euros and more. No, if your business requires a permit, you must NOT start before receiving authorization. This would be an administrative offense with penalties up to 50,000 euros. For permit-exempt businesses (according to exemption regulation), you can start immediately after trade registration. Our check helps you determine if you need a permit.
Standard documents: Trade license or concession, floor plan and site plan, description of the facility, proof of usage rights (rental contract/ownership), technical descriptions (e.g. ventilation, noise). Trade registration: Authorizes you to operate a trade (at the trade authority). Business facility permit: Allows operation at a specific location (considers noise, safety, neighbors). You need BOTH: First the trade license, then the business facility permit for the location. Some businesses are exempt from permit requirements (see exemption regulation).
The Vienna exemption regulation exempts certain businesses from permit requirements if they meet specific criteria. Examples: retail up to 600 m², offices (almost always), small workshops, beauty salons, accommodation up to 30 beds without pool.
